We are now asking applicants for a retainer fee (finders fee) of 1% of the sale price plus VAT on any properties where we not receiving fees from the main selling agent. This will benefit you twofold:

We will be able to offer you many more properties from our extensive database. In some cases main agents may not offer to share commissions with other agents such as ourselves as they believe that the property they are marketing is so good that they do not require the help of sub-agents. In these circumstances, being retained by you allows us access to these properties.

In instances where we are retained by you, we will be acting exclusively for you, not the vendors. This means that we will endeavour to achieve the lowest possible purchase price for you and on many occasions we have managed to secure price reductions that far exceed the above-quoted retainer fee.
Please note that we will only charge a fee on sales where we are not receiving a fee from the seller or his/her agents. It is illegal for us to charge fees to both vendor and purchaser; and of course, a retainer fee will become payable only in the event you proceed to purchase a property that we have introduced to you. We will always inform you in advance for which properties we require a fee.
