Follow these top tips to make eveything go smoothly

1. It is always advisable to have references (e.g. bank account, previous landlord/agent, employers etc.) prepared prior to entering into negotiations with a Landlord. It saves time and can help if you are competing with others for the same property.
 
2. If you are asked for a holding deposit whilst you application for a tenancy is processed, make sure you get a receipt, detailing the circumstances under which you may or may not get your money back should the tenancy not occur.
 
3. Have your money ready! You will probably be required to pay one months rent in advance plus a damages deposit prior to commencing the tenancy.
 
4. Read the tenancy agreement thoroughly before signing. Ask questions if you are unclear about any aspect of the agreement.
 
5. Find out who will be managing the property. This could be either the agent or landlord. You need to know who to call should you have any problems.
 
6. When you become a tenant you are responsible for the property. you will need to report gas/electrical problems, leaks etc. Also if the property is leasehold, you will be bound by the conditions contained in the lease.
 
7. Ask for copies of all safety certificates (i.e. gas and electric).
 
8. Before moving in contact all service providers (gas, telephone, electricity) informing them  
of your upcoming tenancy.
